CU Realty is a licensed real estate company which has created an online
website to streamline the home buying & selling process. The CU Realty site has been designed to give the buyer &
seller more involvement in making decisions instead of relying solely
on a real estate agent. CU
Realty helps you sell your property, buy a home, obtain a mortgage,
select a licensed real estate agent to represent your best interest
and we coordinate all the details involved in closing on your home.
Upon closing of a real estate transaction, CU Realty even gives you
a cash rebate!
Q.
What can I do on the CU Realty site? A.
The site allows you to obtain establish the value of your property,
obtain mortgage pre-qualification, search properties for sale from the
local multiple listing service, view photos of the homes, get a map,
obtain reports on schools, crime and neighborhood demographics.
Next, you can select an agent from a list of top brokers such as Re/Max 2000, Century 21 All Star, Coldwell
Banker Heritage, ERA Tradewind Realty, Keller Williams and Realty Executives.

How do I access the website? A.
Go to your credit union website and look for the CU Realty link. Or log on at www.curealty.com
A. By
using CU Realty to purchase or sell a home, you will receive up to 1%
of the price of the home at close of escrow. If you're buying, the rebate may be used
towards your closing costs, to buy down your interest rate, reduce the
sales price of the home, or receive a check at closing.
If you're selling a home, the agent will reduce the commission
they charge to reflect your rebate.
Q.
Can I still get a rebate if I don't have internet
access? A.
Yes, you still qualify for a rebate; however, we encourage all members
to use the site if at all possible to make shopping for a home or selling
your home a more enjoyable task.

you can take advantage of this great benefit.

Is there any cost involved in using CU Realty? A.
Absolutely none. The service
is a terrific benefit offered to credit union members. If you're not a credit member, this is a terrific opportunity to
join and take advantage of fabulous benefits such as the home rebate
program.

What if I need help while on the CU Realty site? A.
Simply call CU Realty Member Services at 800-203-9014 if you have any
questions. The site offers
a "chat" function with Member Services or you can correspond via email. Member Services representatives are
available Monday through Friday 8 AM to 5 PM. Q.
Can I use the site if I have a house to sell? A.
Yes, our site has tools to help you establish the value of your home,
find what homes in your neighborhood have sold for, and what the appreciation
rate is. Choose
from top agents, when you're ready,
representing Re/Max 2000, Century 21 All Star, Coldwell Banker Heritage, ERA
Tradewind Realty, Keller Williams and Realty Executives.

Do I have to use the credit union for my mortgage?

Can I use my own real estate agent? A.
CU Realty has established a network of real estate companies and agents
to serve you. Agents outside of the CU Realty network may not participate
in customer rebates. Have
your agent call CU Realty at 800-203-9014 to find out how to become
a part of the CU Realty agent network.

Can I use a title company or inspection company that
is not one of CU Realty's A.
Yes, however, by using the website and the preferred vendors, CU Realty
can streamline the home buying process, thus allowing a better rebate. The preferred vendors have been
chosen based upon their reputation and experience. You may have your
vendor contact us at 800-203-9014 to find out how they can become a
preferred vendor.

Does my personal information get sold or shared with
other parties? A.
We are committed to protecting your personal information. The data we
collect and documents we host are protected against unauthorized access.
CU Realty does not sell or trade your personal information to others.
We only provide your information to the companies you have selected
(title company, lender, home inspection, etc.) Please see our Privacy
Policy on the home page of our site.
Buying
a Home:
A. Click
on Choose a Home under BUYING to start your search. Enter your search criteria, ie: zip code or city search, select
the specific requirements for your next home, then hit the search button
at the bottom of the screen to begin.
Q.
I can't get any homes to come up in my search. A. It's
possible there are no matching houses. Try removing some of the
criteria you have entered.
If that doesn't work, check your search by method
to make sure you entered information in the box.
If you're still having difficulties, click on the Chat button
to reach a live representative or call us at 800-203-9014.
A. To
save a property, click on the save button at the bottom of each property
profile page. These properties will be saved for future reference
until you delete them.
Q. How
do I get back to my
saved properties? A. Click
on Choose a Home under BUYING and then on the Favorite Homes tab.
Q. How
do I print my list or property profile? A. You
can print by clicking on the print icon at the top of your screen or
by going to File then Print.
Selling a Home: Q. How do I find the best agent for the job? A. Locating the best agent for the job is a simple process with CU Realty. We will refer you to one or more of our Preferred Agents to interview, Or you use the website to learn more about agents specializing in your area. Click on "Find An Agent" to get started. Our agents have been selected based on their expertise and years of experience and represent top brokers valley wide. CU Realty provides tips on hiring and interview questions to assist you with the process. Q. How do I save money with CU Realty? A.
CU Realty uses cutting technology to streamline the home selling
process and increase productivity; thus saving time and money.
By selecting one of our Preferred Agents from the list, you will receive
a discount on the commission, which could save you thousands of dollars,
up to 1% of the sales price.
A. Our agents will discuss their commission structure during your appointment with them. Your discount is based on the commission you agree to pay the agent representing you as the seller. Please remember that your rebate/discount is on the selling agent's commission only, not on the commission paid to the agent representing the buyer. Q. Can I use my own real estate agent? A. CU Realty has established a network of top real estate companies that have agreed to the terms of our rebate program, allowing you to receive a huge rebate/discount on commission. Agents outside the network do not have to participate in the rebate program, although it offers great benefits to them as well. Simply have your agent contact CU Realty so we can explain the benefits of the program and determine if they are willing to offer the rebate or discount.

Q. I've
completed the pre-qualification questions, how do I submit it to the
lender? A. Simply
click on the submit button and your information will be transmitted
to the credit union or mortgage company.
Q. How do I know if I am pre-approved for a loan? A. The credit union or mortgage company will advise you via telephone. They also send a letter stating your approval amount and any requirements or conditions that you must meet to finalize your approval. A. Contact your loan officer for a rate quote and let them know you're ready to lock the rate. Generally there is a rate lock letter that you'll need to sign. Q. How do I get a copy of the Prequalification letter? A. Your mortgage company or credit union will mail, fax, or email you the approval letter. Be sure to keep your approval letter to give to the agent you choose to represent you. Choosing

How do I select an agent once I'm ready to see homes? A. Click
on Choose an Agent under buying or selling and enter the appropriate
city name. Agents that handle the city you are interested
in will be listed. Click
on the agents name to review information to help narrow down your selection.
A. No,
the agents are paid a commission at closing.
Therefore, if you do not purchase a home you do not owe a commission.
Q. How
do I make an offer once I've found a home? A. Call
the agent you've selected and they will prepare an offer on your behalf. Once this is complete they will forward
your offer to the seller's agent.
Q.
I've made an offer, when will I know if its been
accepted? A. The
agent that submits your offer will notify you via the telephone of
acceptance or if there is a counter offer.
Q.
I want to withdraw my offer, how do I do that? A. Notify
your agent ASAP. As long
as your offer has not been accepted, it can be withdrawn.
Q. How do I get the earnest deposit check to the agent? A. Your agent will collect the deposit at the time you sign the offer. Your offer cannot be submitted until the deposit is received. Q. I don't like the sellers terms, how do I make a counter offer? A.
Contact
your agent to discuss the terms that are not acceptable. They
will prepare the counter offer for you to sign and submit it to the
seller's agent.
